Tenant Guide

Sinton Andrews will guide you through a step by step process to ensure your renting process is as smooth as possible. Not all agents are regulated, so it is important to choose someone who can offer high standards and professionalism. We are proud to have been an affiliated ARLA agent for over 15 years, which ensures regular training sessions for all our staff who will be looking after you.  This includes being part of the Client Money Protection Scheme which provides compensation to Tenants should an agent misappropriate the rent, deposit or other client funds.

Once you register your details and search requirements we can offer you properties to consider that suit your commute and lifestyle needs. Tenancy application and references:

Once an offer has been agreed you would be required to make a payment of at least £300 as a holding fee to indicate your commitment. Please note that this holding fee does not constitute a tenancy or offer of tenancy but as proof of your serious intention to proceed. Depending on the property we will then take up the following references on behalf of the Landlord:

  • Current Landlord or Proof of Home Ownership
  • Employers/Accountant
  • Character/Personal
  • Credit Check

Each Tenant would also need to provide passports, employment visas (if applicable), proof of current address and three months bank statements. Due to new immigration regulations regarding Right to Rent, we would also require all tenants to bring their passports and employment visas (if applicable) into the office before a tenancy commences. These need to be original documents and not copies.

Tenancy agreement:

Once satisfactory references have been obtained, you will be required to sign an Assured Shorthold Tenancy Agreement.

Initial monies:

First month’s rent in advance - Amount dependant on property

  • Damages deposit - At least Six weeks rent
  • Administration fees - £100.00 per Tenant including VAT
  • Inventory Check-in Fee - Cost dependant on size of property

The ‘initial monies’ must be paid in cleared funds by; bankers draft, bank transfer, debit or credit card (2% charge for credit card). We do not accept American Express.

Damages deposit:

Before your tenancy commences you will be required to pay a damages deposit, usually six weeks rent. The deposit is held either by the Landlord or Sinton Andrews in a Tenants Deposit Scheme. You will receive a copy of the Certificate of Registration for the deposit once it has been registered within the scheme. We are members of The Dispute Service.

Rent payment:

All rent is payable in advance by standing order.

The inventory and schedule of condition:

An inventory of contents and schedule of decorative condition will normally have been prepared. This will be checked and agreed with you at the commencement of your tenancy by an independent Inventory Clerk at a charge that you will be liable for. It is important that you take care in agreeing the inventory and schedule of condition as this document will form the basis of any dilapidations claim by your Landlord at the end of the tenancy. At the end of the tenancy the inventory and schedule of condition will be checked again, a cost which is borne by the Landlord.
